Build the BOQ before you present the render
A beautiful render with no number behind it is a promise you have not priced. Here is how studios keep design and budget moving together.
Every interior designer has lived this: the client approves a render, the team spends a week detailing it, and the quote comes back thirty percent over budget. The design is not wrong. It was simply never priced while it was being designed.
The render is a quote in disguise
Every piece in a render is a line item. A three seater sofa in teak and cane, a hand tufted wool rug, a bookshelf in veneer with brass edging. Each has a size, a finish, a vendor and a rate. If those lines exist from the moment the piece is placed, the total is always current.
That is the principle behind a live furniture BOQ: furniture and quantity come from the 3D room, and rates come from your own vendor price lists, not a market average.
Value engineering in front of the client
When the BOQ is linked to the render, value engineering stops being a spreadsheet exercise done after the meeting. You can swap the sofa while the client watches. The room updates, and so does the total.
In our own demo, a Modern Indian living room moves from 4.8 lakh to 4.3 lakh with one swap: a 1.45 lakh custom teak sofa replaced by a 95 thousand fabric one from a catalog. The client sees both rooms and both numbers, and decides.
Clients forgive a higher number they saw early. They rarely forgive one they see late.
Keeping estimates honest
- Use vendor prices you have confirmed in the last quarter
- Mark custom pieces as estimates until the workshop quotes
- Keep margin and GST in separate columns, visible only to your team
- Share category totals with clients if you prefer not to show item rates
A BOQ built this way is still an estimate until vendors confirm. But it is an estimate tied to the exact room the client approved, and that is what makes it trustworthy.
